1. Agreement & Scope of Service

By accessing or using the Sheltos platform, you agree to be bound by these Terms and Conditions. Sheltos functions strictly as an independent digital real estate directory and information intermediary interface, facilitating the discovery of properties primarily within Visakhapatnam and Hyderabad. We are not a registered real estate brokerage, legal advisor, or direct seller.

2. User Content, Accuracy, and Ownership

Users who publish property listings (including Owners, Agents, and Builders) bear sole legal responsibility for the accuracy of their submissions. By uploading content, you warrant that:

• You possess the absolute legal right to sell, rent, or lease the advertised property.
• You own the copyright, or hold express legal permission, for all uploaded photographic media, architectural floor plans, and video assets.
• All submitted financial parameters, exact GPS coordinates, structural dimensions, and state legal approval numbers (e.g., RERA credentials) are entirely accurate and free of misrepresentation.

3. Platform Disclaimers & The "Verified" Badge

Sheltos utilizes an internal administrative approval system to moderate submissions. Certain properties may receive a "Verified" badge. This badge indicates that our operational desk has conducted a preliminary audit of the provided documentation (such as RERA numbers).

4. Limitation of Liability & Offline Transactions

Under no circumstances shall Sheltos, its developers, or its operating entities be held legally or financially liable for any direct, indirect, incidental, or consequential damages resulting from the use of our directory. We explicitly disclaim liability for:

• Actual real estate transactions, contract negotiations, or financial transfers conducted off-site.
• Hidden brokerage fees, undisclosed commissions, or fraudulent claims made by third-party listers.
• Structural defects, property disputes, or delivery delays associated with any advertised project.

5. Third-Party Integrations & External APIs

To provide advanced geospatial and media services, Sheltos relies on third-party API integrations, including Leaflet/OpenStreetMap, Google Maps, YouTube, and Google Drive. Sheltos is not responsible or liable for any service downtimes, API rate limit failures, or coordinate mapping inaccuracies originating from these external providers.

6. Administrative Authority & Termination

To ensure the safety and integrity of the platform, Sheltos site administrators reserve the absolute right to edit, suspend, hide, or permanently delete any user-generated listing or user account without prior notice or justification if we suspect fraudulent activity, terms violations, or abuse of the directory systems.
